Welcome to Westlake

Westlake is a prestigious suburb of the Dallas/Fort Worth Metroplex which is distinctive by design and comprised of vibrant and beautiful, private rural neighborhoods and world class corporate campuses. With approximately 2,000 residents in just under seven square miles Westlake is located 12 miles west of DFW Airport and adjacent to Southlake. The community boasts breathtaking homes and first class golfing and amenities at The Vaquero Club. The Spanish-style mixed use development of Entrada is in the early stages of construction and will include residential development, romantic waterfront restaurants, retail and office space. A variety of dining and lodging options are located in Solana. Westlake has a gorgeous landscape of rolling hills, extensive walking paths and excellent school options.
 
A substantial attraction for residents of Westlake are the school choices. Westlake is a knowledge based community and in addition to the highly ranked public school choices of Carroll ISD and Keller ISD the Town of Westlake has its own charter school, the Westlake Academy, featuring an International Baccalaureate Program for grades K-12. 
 
Although many of the residential developments are gated, the residents are brought together through the Westlake Academy, the Vaquero Club and the walking paths throughout the town. This has resulted in a very neighborly community.
 
The town's location is superb with shopping and dining in neighboring Southlake, quick access to DFW International Airport and easy access to downtown Dallas and downtown Fort Worth.
 
Most of the remaining undeveloped land is owned by Hillwood which has historically procured leading corporations to further develop their land in Westlake, many of which have created world class corporate campuses such as Charles Schwab, Deloitte & Fidelity.

Vaquero maintains its distinct identity with architectural and landscape design guidelines. Residences range from Village Homes on approximately 0.33 acre lots to custom homes on 0.50 to over 3.5 acre lots providing a variety of homes for families, executives, empty nesters or retirees. Quail Hollow

Quail Hollow is a guard gated residential development that began in 2017 on 188 acres of heavily treed land with rolling hills & natural lakes providing waterfront views. The 96 homesites of 1 to 2 acres will have custom homes built in one of the following architectural styles: Classical Revival, French, Texas Regional Vernacular, Tudor, Mediterranean or Modern. The community is attracting residents who want to design & build high-quality estate style custom homes, in a rural setting with privacy. Zoned for Westlake Academy and approximately 80% for Carroll ISD and 20% for Keller ISD or open enrollment to Carroll ISD, depending on lot location.
 

Granada

Granada is a gated community of 84 homesites on 84 acres of gently elevated terrain in Westlake across from Entrada and with access to the town trail system. Carlyle Court

Carlyle Court is a small neighborhood consisting of 8 custom homes on one acre and larger lots nestled between Glenwyck Farms and Terra Bella. Developed by Calais Custom Homes, this intimate community attracted residents seeking to build quality custom homes on one acre lots. Zoned for Westlake Academy and Carroll ISD.
 

Terra Bella

Terra Bella is a 28 lot, 54 acre, gated community of custom homes on 0.9 acre and larger lots, many that are heavily wooded and all with access to the town trail system. The community also includes a 22.6 acre open space/nature preserve. Zoned for Westlake Academy and Carroll ISD.
 

Knolls at Solana

The Knolls at Solana is a private, gated community of 56 custom lots on 64 acres along Solana Blvd. Design guidelines encourage contemporary architecture and homes between 3,000 – 5,000 sq. ft. The first homes started construction in 2020. Zoned for Westlake Academy and Carroll ISD.
 

Wyck Hill

Wyck Hill is a subdivision with 12 homes that contains private custom homes on heavily wooded one acre plus lots. Zoned for Westlake Academy, Keller ISD and open enrollment to Carroll ISD.
 

Aspen Lane

Aspen Lane features large lots with a 5-acre minimum. Homes are setback far from the roadway, which creates the open rural feel of the Westlake community; there is not an HOA. Zoned for Westlake Academy, Keller ISD and open enrollment to Carroll ISD.
 

Westlake Ranch

Located on Terry Bradshaw's former horse farm, Westlake Ranch was developed in 2023 as a custom neighborhood by Matt Rose with Bryan Elliot & Michael Lorant consisting of 32 lots ranging from a half acre to under a full acre that will feature high quality homes with builders such as Lorant & Elliot and SCH Homes. The community will feature a gated entrance, new trail amenities & a Clubhouse with pickleball courts. Zoned for Westlake Academy, Keller ISD and open enrollment to Carroll ISD.
 

Aspen Estates

Aspen Estates is  a 3 lot, 3 acre gated neighborhood of 3 single family homes by developer and builder Paul Pastore with Waterside Development & Properties. Zoned for Westlake Academy, Keller ISD and open enrollment to Carroll ISD.
 

Villaggio

Villaggio is a new neighborhood being developed by Hat Creek Development on 37 acres at the corner of Dove Road & Pearson Lane. This gated community will consist of 17 one acre lots and maintain quality building standards with multiple custom builders including Calais, Willow Tree & Providential. Development began in the fall of 2023. Zoned for Westlake Academy, Keller ISD and open enrollment to Carroll ISD.
 

Paigebrooke

Paigebrooke is a five lot subdivision with homes on 2 acre lots located across from Paigebrooke, an architecturally significant home designed by Charles Stevens Dilbeck, with multiple ponds which provide every home in Paigebrooke with a view of the water. Zoned for Westlake Academy, Keller ISD and open enrollment to Carroll ISD.
 

Mahotea Boone

Westlake's oldest subdivision on a heavily treed cul de sac was platted around 1978 and has fourteen lots.  It is zoned for a minimum of two acre lots and is slowly redeveloping with renovated homes. The development is just down the street from the Westlake Academy. Zoned for Westlake Academy, Keller ISD and open enrollment to Carroll ISD.
 

Stagecoach Hills

In this subdivision of 30 homes adjacent to a grass runway, airplane hangars are common, although flying activity has decreased over the years. The subdivision's name comes from its location on an old stagecoach trail from Keller to Denton. Zoned for Westlake Academy, Keller ISD and open enrollment to Carroll ISD.
 

Additional Residential Properties

There are also homes & estates outside of subdivisions scattered along Dove Rd, Pearson Rd, JT Ottinger Rd and Roanoke Rd.

Schools

Westlake is a knowledge based community and includes excellent school options. The Town of Westlake has its own charter school, the Westlake Academy, featuring an International Baccalaureate Program for grades K-12. The Westlake Academy is nationally ranked and one of the top ranked schools in Texas. All Westlake residents are eligible to attend the Westlake Academy.
 
Westlake’s communities also fall within the boundaries of several school districts. Carroll ISD serves communities in eastern Westlake, Keller ISD serves those in the majority of Westlake with Northwest ISD serving a small area in northwest Westlake.  Carroll ISD is nationally ranked and one of the top ranked schools in Texas and offers open enrollment to Westlake residents outside of the existing boundaries zoned for Carroll ISD.
